Commercial Medical Office Tenant Improvement

This project involved a comprehensive interior renovation and tenant improvement for a medical office in Fremont, California, focused on modernizing finishes, improving functionality, and maintaining uninterrupted operations. The scope included full interior painting, complete men’s and women’s restroom remodels, breakroom and kitchen renovation, flooring replacement, lighting upgrades, window treatment replacement, targeted electrical improvements, and HVAC airflow balancing.

To minimize disruption, all carpet replacement and painting in carpeted areas were strategically completed during a scheduled office shutdown, while remaining work was carefully phased during normal business hours. The project required close coordination with staff, flexible scheduling, and strict safety controls to maintain accessibility throughout construction. Key upgrades included full gut restroom renovations with new porcelain tile, fixtures, and ventilation; a custom breakroom kitchen with new cabinetry, countertops, shelving, and appliances; commercial-grade flooring throughout office and common areas; LED lighting retrofits; new window shades; and HVAC airflow optimization to improve comfort. All work was completed in accordance with City of Fremont standards and applicable codes, resulting in a refreshed, efficient, and professional medical office environment.
