Plus One Remodeling & Design completed an interior refresh and lighting upgrade to prepare this 1,717 square foot San Leandro home for the real estate market. The project focused on improving overall brightness, cleanliness, and presentation while keeping improvements efficient and cost-effective for listing preparation.

Our team performed a full interior repaint throughout the home, including walls, ceilings, doors, door frames, and existing wall paneling. Work included surface protection, minor drywall patching, sanding, caulking, and spot priming where needed before applying two professional finish coats to create a clean and cohesive appearance across the home.

To modernize the interior lighting and enhance the sense of space, sixteen recessed LED fixtures were installed throughout the main living areas. This included six fixtures in the living room, four in the family and dining area, and six in the kitchen. Fixtures were integrated with existing lighting circuits where feasible and carefully laid out to provide balanced illumination while minimizing disruption to finished surfaces.

As part of a project change order, the existing baseboards throughout the home were removed and replaced with new trim. New baseboards were measured, cut, installed, caulked at all joints and seams, and finished with a semi-gloss paint to provide a crisp and updated transition between the walls and flooring.

Additional improvements were completed in both bathrooms to update fixtures and improve functionality. In the half bathroom, the existing toilet and floating sink were removed and replaced with an owner-supplied elongated toilet and cabinet-style vanity. Work included plumbing reconnection, fixture anchoring, sealing, leak testing, minor drywall patching from sink removal, and finish paint touch-ups.

In the full bathroom, the existing 33-inch vanity was removed and replaced with a larger 48-inch cabinet-style vanity supplied by the owner. The work included adjusting plumbing to center the supply lines and drain, securing the new vanity, sealing connections, performing leak testing, and completing minor drywall patching and paint touch-ups at affected areas.

To improve the home’s exterior presentation prior to listing, the concrete driveway was power washed to remove surface dirt, algae, and light staining. This cleaning helped enhance curb appeal and create a cleaner first impression for prospective buyers.
